The top of the per-sqm range is almost four times the bottom. That gap reflects a split market: older stock at relatively accessible prices on one side, new luxury properties at much higher prices on the other. Some of the gap also comes from the apartment’s condition, floor and size, so the two ends of the range do not represent a typical apartment.

  • Typical 3-room apartment (2 bedrooms): about 68 sqm, median price about ₪4.075 million
  • Typical 4-room apartment (3 bedrooms): about 90 sqm, median price about ₪4.85 million

Old vs. New: Two Kinds of Rehavia

Several buildings appear in the data again and again, and they tell two very different stories.

New buildings. At 27 Abarbanel St. (built 2024), four transactions were recorded on the same day, averaging about ₪77,000 per sqm. At 37 Alfasi St., a penthouse sold for ₪21.5 million, one of the highest deals of the period. These are the projects that raised the neighborhood’s luxury benchmark.

Older buildings. 7 Ben Maimon Blvd. (built in the 1960s-70s) recorded seven transactions during the period, and 10 Binyamin MiTudela St. dates from the 1930s-60s. Apartments in buildings like these sell at considerably more accessible prices, and such buildings make up most of the neighborhood’s housing stock.

The practical takeaway: prices in Rehavia are not uniform. The neighborhood has both entry-level family apartments and luxury properties. To know exactly where you are entering the market, look at the specific building, not just the neighborhood.
